DTCP Meaning and Details 

DTCP Means "Directorate of Town and Country Planning"

DTCP Approves:

✅Creating planning schemes for town construction DTCP prepares General Town Planning Schemes, Creating a master plan for the town It is also responsible for the preparation of Indicative Land Use Plans (Mandal Master Plans)

✅Giving approval for the building plans of residential buildings, commercial properties, and layouts DTCP gives all the technical approval of layouts and buildings plans (Group Housing), commercial complexes, The proposed layout of roads, parks, schools etc.

✅Providing NOC to theatres, malls, and multiplexes DTCP is responsible for the preparation and approval of the different type of designs for community and public buildings, It provides NOC for cinema theatres / multiplexes.

✅DTCP approves all sorts of technical clearance of installations (Industries), and road development plans.

✅Certificate from a competent authority, stating the proposed building is not near to any water bodies, Registered ownership documents for the site, attested by a gazetted officer, showing the registered documents, survey number, extent, and schedule of boundaries

✅Payment details to the DTCP for inspection and technical scrutiny, Proposed installation capacity (for industrial applications)

✅Total project cost of plant and machinery (for industrial applications)Land conversion certificate issued by the revenue authority

✅No Objection Certificate (NOC) from the fire and emergency services, NOC from the state Pollution Control Board, if applicable

✅NOC from the irrigation department, if applicable,NOC from the revenue department, if applicable and NOC from the forest department, if the site under reference abutting to forest

Urban local bodies (Municipalities / Corporations)

🟩 Technical clearance of layouts up to an extent of 1 Hectare.

🟩 Approval of Layouts for weaker section Housing ULB Under G.O.Ms.No.4MA, Dt. 04-01-1999

Sub-division of Plots in approved Layouts.

🟩 Buildings of height below 18 Mts (Stilt + G+4 Floors) upto an extent of 1000 Sq. Mts.

🟩 Preparation of Road Development Plans.

🟩 Industrial clearances (Plant and machinery cost up to Rs.5.00. crores)

 Rural Areas (Grampanchayats):

🟩 Technical clearance of layouts up to an extent of 2 Hectares.

🟩 Sub-division of Plots in approved Layouts.  Industrial clearances (Plant and machinery cost up to Rs.5.00. crores)

🟩 Preparation of Indicative Land Use Plans for Mandal Head Quarters.

Rural Areas Grampanchayats. 

🟩 Technical clearance of layouts up to an extent of 1 Hectare only in Grampanchayats (Not covered in GTP Schemes)

🟩 Sub-division of Plots in approved Layouts

  Approval of Layouts for weaker section Layouts referred by District Authorities.

🟩 Buildings of more than 3 Floors or 9 Mts height in an extent not exceeding 450 Sq.Mts of site area in Grampanchayats.

🟩 Preparation of Indicative Land Use Plans for Grampanchayats 

🟩 Industrial clearances (Investment upto Rs.5 Crores in Plant and machinery).
